  • All parcels will be current at the time of conveyance. Guaranteed no back taxes! New property taxes will be figured by the title company, and you will know by the time you close what to expect. Seller financing property taxes will be impounded by the managing note servicing organization, so you are always set to pay when the time comes.

  • We guarantee that all our properties are sold free and clear of liens and encumbrances. These steps are taken by the local title company or attorney who close the transaction. Each is licensed in the county and state they work in. We deliver a clean and clear title or no title at all.

  • Integrity Land LLC buys land every day, all day, every day of the year, almost. We purchase properties as a company and therefore receive a fair price repeatedly. We deal in masses of land and with partners. That helps us drive the price down so we can pass that discounted rate to you. We move land constantly and price it to move. You happen to be fortunate enough to reap the benefit.

  • We do not perform credit check with our seller financing transactions. We typically offer financing on our properties and expect a larger down payment to assure you are a serious buyer. The down payment varies on each parcel. The down payment will be received by the title company via an escrow account just like a house. The terms and payments will be thoroughly constructed with every effort to meet your monthly budget. Terms may be financed anywhere from 1 year to 30 years with NO pre-payment penalty. If you would like to add more one month, go ahead! Win the lottery the next month, pay it off. Nothing extra to pay off early. Our Buyers Contract to Purchase On Terms will spell it all out and we’ll talk it through the whole way. There will be no surprises.

  • Being a Lender comes with many federal and state laws. We’re an expert on vacant land, not federal law. Therefore, we hire the professionals who maintain your Note and our business in the highest standing. You make your monthly payment to the note servicer much like you pay a mortgage to a bank. You will receive a statement every month providing you transparency into your note allocations to always know where every penny has gone, and why. Transparency is critical in a business with integrity.

  • Land can be designated unrestricted by the county. However, you always must be sure to adhere to the zoning and planning of the city, county, or governing body. We have already done a great deal of that work for you in our due diligence and placed it in our descriptions. We do highly recommend that you check all your questions with the governing body to be sure.

  • No, you do not. We work repeatedly with the same local title companies and local attorneys accredited in in the area where your new land is located. As a repeat investor they expedite our transactions so you will be prioritized by associating with us. They are familiar with our business, documents, and processes. We share many work hours together. You are always welcome to bring someone, and we are happy to collaborate with your professional if you’d like. However, it’s not a requirement

  • We are not a real estate agent. We are a small family-owned real estate investment company registered with the state and hold an A+ rating with the BBB. Real estate agent’s typically do not specialize in land and the finer points of distinction are more intricate than you can imagine. We take no commission. Typical transactions with talented realtors can range from 3% to 10% of the purchase price. There is no middleman with Integrity Land. You save not only on the price, the financing, but on the commissions as well.
